What is Industrial Hub?
Industrial Hub is a Bulgarian investment company that develops industrial parks with business premises available for purchase by small and medium-sized companies. The premises can be configured and combined according to the specific needs of each business – as a warehouse, retail space, showroom, office, light industrial facility or service space.
What types of businesses are the premises suitable for?
The premises at Industrial Hub are suitable for companies operating in a wide range of sectors – retail, distribution, warehousing and logistics, light industry, servicing and technical services, representative offices and administrative functions. The spaces can combine a warehouse, retail unit, showroom and office in various configurations, according to the needs and growth of the business.
Can I rent a module, or is it only available for purchase?
The premises at Industrial Hub are offered for purchase. Our concept is designed for companies looking for their own business space, with the flexibility to choose the size and configuration according to their business activities.
Can I combine several modules?
Yes. Adjacent premises can be combined into a larger space, and depending on the type, they can be configured on one or two levels. This allows you to choose the size and layout according to the specific needs of your business.
Is each module a separate property?
Yes. The purchased premises are acquired as a separate property unit with its own cadastral identifier and individual accounts for the main utility services.

What areas do you offer?
The premises start from 144 m² and can be combined into larger spaces, including an entire standalone building. Depending on the project and type of premises, various sizes and configurations on one or two levels are available.
What is the warehouse height?

What is the difference between EXPO and BASE?
The EXPO series is located in a prime front-line position and is suitable for businesses where visibility, direct customer access and a representative presence are important. Depending on the type of premises, it can combine a retail space, showroom and office. The BASE series is designed for warehousing, production, servicing and other operational activities, where functionality and efficient use of space are the key priorities.
What is included at handover?
The premises are delivered with the main installations in place and access to the park’s infrastructure – electricity, water and sewerage, and fibre-optic connectivity. Depending on the type of premises, dedicated parking spaces and loading and unloading areas are provided. The parks feature controlled access, 24/7 video surveillance, and organized management and maintenance of the common areas.
Financing
What is the payment scheme?
The payment schedule depends on the specific project, the selected premises and the stage of development. We offer a staged payment plan, with the main part of the purchase price due upon completion of the property. The specific payment terms and deadlines are set out in the individual price offer.
Can I buy with a bank loan?
Yes. The purchase can be financed through a bank loan. We provide the necessary project documentation and property information required by the bank when assessing the financing application.
What does Act 16 mean?
"Act 16" is the commonly used term for the final stage of the construction process, after which the building can be commissioned and used for its intended purpose. This is the stage that certifies that the construction has been completed and that the property meets the necessary requirements for use.
What costs are involved in addition to the price of the premises?
In addition to the purchase price of the premises, the standard costs associated with a real estate transaction are payable, including local acquisition tax, notary fees and registration fees. When purchasing with bank financing, additional costs may also arise in connection with the property valuation, establishment and registration of a mortgage, and bank fees. The exact amount of these costs depends on the value of the property and the method of financing.
Can I reserve a premises?
Yes. Once a specific premises has been selected, it can be reserved for a certain period, during which it is held while the necessary documents are prepared for the next stage of the purchase process. The terms and the amount of the reservation fee depend on the specific project.

Where is Plovdiv Ring West I located?
Industrial Hub Plovdiv Ring West I is located on the western ring road of Plovdiv, in close proximity to METRO 2. The location provides quick access to the city’s main entry and exit routes, as well as convenient connections to the Trakia Motorway (A1), without the need to pass through the central parts of the city.
Where is Plovdiv City?
Industrial Hub Plovdiv City is located on Golyamokonarsko Shose, at the main entrance to Plovdiv from the Trakia Motorway (A1). The park is situated on a key entry and exit route, with direct connections to the city and the motorway, and has approximately 120 metres of frontage onto the main road.
How do I choose the right location for my business?
The right location depends on the nature of your business, the required floor area, access to major roads, the need for visibility and customer traffic, as well as the desired configuration of the premises. Industrial Hub develops its parks in strategic locations with excellent transport connectivity and a variety of business spaces. Timelines
When will Plovdiv Ring West I be ready?
Plovdiv Ring West I is at an advanced stage of construction. Completion of the construction works and commissioning of the park are planned for spring 2027, after which the premises will be handed over to their owners.
When does Plovdiv City - Phase I start?
Plovdiv City – Phase I is currently in the project development stage, with the building permit planned for spring 2027 and completion of the first phase scheduled for 2028.
When can I start preparing my premises?
Once the premises have been handed over, you can begin fitting them out and organizing the space according to your business needs. During the construction phase, you can already plan the internal layout, equipment and required installations together with our technical team.
Operations
Who maintains the park after handover?
Industrial Hub organizes the management and maintenance of the park’s common areas even after the premises have been handed over to their owners. This includes the maintenance of the common infrastructure, access control, video surveillance, cleaning and upkeep of the shared spaces.
Is there a management and maintenance fee?
Yes. A fee is charged for the management and maintenance of the park’s common areas and infrastructure. The amount depends on the specific project and the premises owned. The terms and included services are provided in advance as part of the purchase information.
Is there video surveillance and access control?
Yes. The common areas of the parks are equipped with 24/7 video surveillance and controlled access. These systems are part of the park’s overall management and contribute to the security of the environment and the control of movement within the park.
Are there parking spaces and loading and unloading areas?
Yes. The parks are designed with parking spaces and service areas for the different types of premises. Depending on the specific product, parking spaces are provided for owners, employees and visitors, as well as facilities for loading and unloading activities.

Which cities does Industrial Hub develop projects in?
At present, Industrial Hub is developing two projects in Plovdiv – Plovdiv Ring West I and Plovdiv City. The concept also envisages the development of new industrial parks in strategic locations in other major cities across the country.
Are you planning to develop Industrial Hub projects in other cities?
Yes. Industrial Hub plans to expand its concept to other key economic centres in Bulgaria, including Sofia, Varna and Burgas. The specific locations and details of the new projects will be announced gradually.
